Chapter 01

Most systems fail slowly, then all at once

A refrigerant leak, a dirty coil or a filter nobody changed rarely stops a system outright. It runs a little hotter, a little longer, and pulls a little more power every month until the day it simply cannot keep up, usually on the hottest afternoon of the year in Humble. The Energy Savings Maintenance Agreement, ESMA for short, exists to catch that slide before it becomes a breakdown call.

It starts at $16.95 a month and covers two AC tune ups a year, run against the same checklist every time so nothing gets skipped because a technician is in a hurry.

What gets done on every visit

Every tune up runs the full checklist below, not a shortened version depending on how the day is going. Cleaning the coils and the condensate pan matters as much as checking refrigerant pressures, because a clogged drain pan is what causes a slow leak to turn into a wet ceiling.

The same visit checks the electrical side too, tightening connections and testing the safety controls, since a loose connection is a common cause of a system that just stops mid summer with no warning.

Chapter 03

What the agreement is worth if something still breaks

Being on the agreement gets you 15% off any flat rate repair for as long as it runs, whether or not that repair traces back to something the checklist caught. If the system does break down while you are under agreement, you get 10% off the repair, or 10% off new equipment if a replacement turns out to be the better answer.

The checklist

Ten items, every tune up, both visits

Clean

  • Clean the AC coils, condensate pans, blower compartment and burner assembly
  • Blow out drains
  • Add chemical tabs to drain pans

Measure

  • Check temperature differential and thermostat operation
  • Check air filters, motor volts and amps
  • Check refrigerant pressures and the heat exchanger

Inspect and test

  • Check the duct system and circuit boards
  • Test start capabilities
  • Tighten electrical connections
  • Test safety controls
