Inside a Real Maintenance Visit: What the Checklist Actually Covers
Two tune-ups a year sounds simple until you see the fourteen things a technician actually checks each time.

A Houston summer runs a system harder, for longer, than most climates ever ask of one. The unit that coasts through a mild spring gets asked to run nearly around the clock by August, and that is exactly when a small problem that has been building quietly turns into a breakdown on the hottest day of the year. That is the whole reason our Energy Savings Maintenance Agreement exists. Here is what is actually on it.
Cleaning
- AC coils, so the system can actually transfer heat the way it is designed to. A dirty coil makes the whole unit work harder to move the same amount of air.
- Condensate pans, which catch the water an AC pulls out of the air. Left alone, they build up algae and sludge that eventually clog the drain.
- The blower compartment, where dust builds up on the fan wheel over a season and quietly cuts down on airflow.
- The burner assembly, on the heating side, so ignition stays clean and even when the furnace fires up in the fall.
Checking the numbers
- Temperature differential, the gap between the air going into the system and the air coming out, which tells us if the system is actually cooling the way it should.
- Thermostat operation, so the signal the thermostat sends matches what the equipment does.
- Air filters, checked and swapped if they are restricting airflow.
- Motor volts and amps, which catch a motor that is starting to strain before it fails outright.
- The duct system and circuit boards, checked for wear and loose connections.
- Refrigerant pressures, which reveal a slow leak long before it becomes a system that will not cool at all.
- The heat exchanger, checked for cracks, which matters for both efficiency and, on the heating side, safety.
The drains
We blow out the condensate drains and add chemical tabs to the drain pans on every visit. In a climate this humid, a clogged drain line is one of the single most common reasons a homeowner calls us for water damage around an indoor unit, and it is entirely preventable with a five minute check twice a year.
Why twice a year, and not just once
The two visits are not a repeat of the same check. A system built to cool a house all summer is under different stress than one running a burner assembly on cold mornings in December, so checking it before each season catches the kind of wear specific to what it is about to be asked to do. The visit ahead of summer leans on the coils, refrigerant pressures and condensate drains, since those are what carry the load once the heat sets in. The visit ahead of winter leans on the burner assembly, ignition and heat exchanger, since those are the parts that sit unused for months and then have to fire correctly on the first cold night. Running the full fourteen-point checklist both times means neither side of the system goes a full year without a second look.
Safety and connections
- Test-starting the system's capabilities, rather than assuming it will fire correctly the next time it is needed.
- Tightening electrical connections, which loosen slowly from vibration and heat cycling over a season.
- Testing safety controls, the switches and sensors that are supposed to shut the system down before something fails badly.
What this is actually preventing
None of these fourteen checks are dramatic on their own. What they add up to is catching a strained motor, a slow refrigerant leak or a clogged drain while it is still a five minute fix, instead of finding out about it the hard way on a Saturday in July when every technician in the county is already booked. And if something does need a repair while the agreement is active, you are covered by the 15% discount on that flat-rate repair. If the system breaks down entirely while under agreement, that becomes a 10% discount on the repair or on new equipment.
There is a second benefit that is easy to overlook: a dated record of two professional tune-ups a year. If a compressor or heat exchanger ever needs to be claimed under its manufacturer warranty, having documented, regular maintenance on file is exactly the kind of paperwork that claim depends on. A system that has never been serviced puts the homeowner in a much harder spot if something covered under warranty ever fails.
